Property Management

  • Collect specified rents and recommend necessary action to owners
  • Work with legal counsel to collect or evict as necessary, in compliance with court order and directions from lawyers and owners
  • Develop and maintain excellent tenant/owner relations
  • Communicate the terms of the lease through the accurate filing of lease abstract and monitor of the property and other reports
  • Prepare annual property business plan and quarterly updates
  • Assist owners, attorneys and buyers during the due diligence period and coordinate all efforts in a new property takeover, including finance, insurance, construction, etc.
  • Develop building cleaning specs, market standards, and negotiate all service contracts
  • Using industry knowledge to implement appropriate risk management practices
  • Review annual real estate tax true-ups. Provide information and work with tax abatement consultants as needed
  • Monitor property cash flow on weekly basis and prepare projections
  • Work with construction team, contractors and subcontractors to coordinate tenant fit ups, maintenance issues, upkeep, or reconditioning of property as specified in management services or lessee’s agreement
  • Direct the team’s accounting functions, manage cash balance of portfolio, prepare annual budgets, and reconcile variances, and review monthly financial reports for accuracy
  • Manage facilities vendors, track maintenance issues and ensure that repairs are made in a timely manner.
  • Conduct thorough on-site inspections of properties including roof
  • Review work orders and watch for repetitive building issues. Proactively resolve these issues prior to tenant awareness.
  • Manage capital projects for portfolios.
  • Approve supplies and equipment for use on leased properties
  • Direct preparation of financial statements and reports on status of properties, such as occupancy rates and dates of lease expiration
  • Advise clients related to insurance, financing, purchasing, or selling of property
  • Prepare periodic inventory of building contents and property condition, and forward list to owner for review
  • Contact utility companies to understand potential utility company rebates available
  • Manage, train, motivate and develop subordinates. Ensure that they understand objectives and goals.
  • Conduct weekly action agenda meetings with staff
  • Ensure emergency evacuation and life safety systems are effective and up-to-date.
  • Prepare and distribute emergency procedures brochures to tenants.
  • Implement property management safety policy
  • Filing insurance claims and loss prevention reports
  • Maintain tenant request/complaint logs and ensure that responses to requests are performed in a timely fashion
